Our infamous weather makes winter the least popular time to sell Calgary real estate. But the cold temperatures and constant snow can prove to be pluses if you put your house on the market: there's far less competition. And people still move in the winter to accept new jobs or because of life changes. You just have to be sure your home is prepared properly for potential buyers.

  • Improve access. If snow drifts are blocking the road and your driveway, then nobody will be able to enter your home. Be sure to clear a path and add traction with sand not only to the front door but also to any areas you want visitors to view such as a gazebo. Put a large mat by the front door so they have a place to clean dirt from their shoes.

  • Keep it bright. Open all your window coverings to let it the maximum amount of natural daylight. Turn on all your lights even during the day and consider adding additional lamps to dark corners. To reflect the brightness, use mirrors and shiny metallic accessories.

  • Warm the spaces. Raise the temperature inside by turning on the furnace so that all rooms are warm by the time potential buyers come to visit. Make sure that you've weatherstripped around windows and vents to prevent drafts. A fire in the fireplace adds both heat and light. You can also make your spaces visually warm by adding patterns, textures, and natural elements, such as container plants.

Calgary Real Estate is Number One

Calgary real estate is ranked Number One. It is official - according to the Emerging Trends in Real Estate 2014 report produced by PricewaterhouseCoopers and the Urban Land Institute.

This renowned annual publication, now in its 35th year, provides an inside look at the "best bets for investment and development," garnered from surveys of more than 1,000 of the "most influential leaders in the real estate industry."

So what are these distinguished experts saying about Calgary real estate?

"Calgary marches to a different drum," one participant explains. "It's tied to energy, so it keeps on building."

For the second consecutive year, Calgary real estate is rated the number one market, according to the report. The city of Calgary was unanimously given a number one ranking across the board in the following categories - Investment, Development, and Homebuilding, according to The Survey's section of Top Markets for Prospects in Chapter Five.

"In Calgary, developers are getting innovative by profit-sharing with builders to provide exclusivity to those builders," one interviewee said.

The report also pointed out that despite the disruption caused by summer flooding, the economy in Calgary continues to post solid gains.

"Calgary offers some unique opportunities," one respondent disclosed. "It is one of the fastest-growing western markets where it is possible to find assets."

Calgary real-estate is also touted as the hottest luxury market in 2013, according to another popular industry record - Sotheby's Report.

Compared to 2012 the Calgary real estate market had the greatest increase in sales of houses worth more than $1 million, specifically more than 700 homes were sold in the city in 2013, according to this report.

Overall both reports generally project an improvement in Canada's real estate market this year.
